Being a landlord can be a very rewarding way of supplementing your income, but you are obligated to meet a number of health and safety criteria, one of the most important being electrical safety.  As a landlord you must ensure you are always following the laws and that all electrical installations and appliances that you provide at any properties are safe to use.

Here are some of the legislations you must follow:

• All electrical installations, such as sockets and light fittings, are safe when tenants move in and are maintained for the duration of the tenancy.
• All electrical appliances you provide, such as cookers and washing machines, are safe to use.
• An inspection and test is carried out every five years if the property with a registered engineer.

These are the legal requirement landlords must undertake in ore to ensure all tenants are safe. However the landlord should carry out basic safety check from time to time to in order to make sure everything is fine.
